Key Differences Between Residential and Commercial Properties

  • Purpose and Usage: Residential properties are for living (houses, condos), while commercial properties are for business activities, including retail, offices, and manufacturing.
  • Rental Yields and Income: Commercial properties generally offer higher rental yields (7%-11%) compared to residential, which usually yield (1.5% to 3.5%).
  • Lease Terms: Commercial leases are longer (typically 3–10 years) and often involve "Net lease," where tenants pay maintenance, taxes, and insurance. Residential leases are shorter, usually 1 year.
  • Investment Cost and Financing: Commercial properties require higher capital investment, have stricter loan requirements, higher interest rates, and more complex legal procedures than residential, which are easier to finance.
  • Market Risk: Commercial properties have higher vacancy risks and are more sensitive to economic downturns. Residential property demand is more stable because people always need housing.
  • Property Management: Residential property management is typically more personal (landlord-tenant relationship), while commercial management is professional, focusing on business contracts.
  • Valuation Method: Residential property value is determined by comparing it to similar, recently sold properties (market approach). Commercial property value is based on income, specifically net operating income (7%-11%) and capitalization rates.
  • Utility Costs: Commercial properties often have higher utility consumption and different tax, energy, and maintenance regulations compared to residential properties.
